FAQS
What does 312 Kitchen & Bath do?
312 Kitchen & Bath offers luxury design and remodel services for custom kitchen, bathroom and home remodeling in Illinois and Texas, including greater Chicago, Dallas-Fort Worth and Austin.
Do you have a showroom I can visit?
We work exclusively with ProSource and Ferguson, who have stunning showrooms nationwide that offer a plethora of luxury finishes, including all brands, products and materials for your project. These expert showroom consultants and designers will provide you with our best pricing or available discounts on all your remodel selections with full transparency. And they're available by appointment weekdays and Saturdays.
What's the biggest mistake some homeowners make?
When it comes to a high-end remodel of your kitchen or bathroom, the biggest mistake some homeowners make is trying to do a partial remodel to a space that really needs a full remodel. This almost never works out, and most homeowners later regret it. We always recommend that you complete a remodel properly, or wait until your budget allows.
What is included with your remodel quote?
Depending on your project design and construction requirements, our remodel quote may include: permits, project preparation (covering floors and walls), demolition and disposal, framing and materials, mechanical rough-in (HVAC, plumbing, electrical), insulation and drywall, finish Carpentry and millwork, painting, and clean-up. After (or during) construction, we will install of all your supplied finishes, such as cabinetry and hardware, countertops and backsplash, tile and stone, flooring, plumbing and lighting fixtures, appliances, accessories, and more. Of course, high-end appliance packages and countertops are typically installed by our suppliers as part of your purchase for these items. And all of the workmanship, installation and finishes are fully backed with a warranty you can trust.
Why are my finishes not included in your remodel quote?
Every high-end kitchen or bathroom remodel requires new finishes, such as appliances, cabinetry, countertops, tile, flooring, plumbing and lighting fixtures, etc. We exclude the finishes from our remodel quote in order to keep it simple and transparent, rather than providing allowances that can be restrictive or unrealistic. We prefer to pass on our best available (wholesale) pricing or discounts from our exclusive suppliers at ProSource and Ferguson. This puts you in total control of your budget and how much you want to spend on your finishes; with the peace of mind knowing that we do not mark-up the price or profit from of the purchase of your finishes whatsoever.
What quality standards do your contractors follow?
When you remodel your kitchen, bathroom or home, you want the work done by qualified, licensed and insured contractors who strive to meet or exceed building requirements for the International Residential Code (IRC). Everything from cabinetry to tile and flooring should be completed with lasers and leveled for proper installation. For example; when we build a new shower, the cement board walls and concrete shower floor are 100% waterproof and tested before the tile and grout installation. And all workmanship is fully guaranteed with a minimim of a one (1) year warranty.
How much should I plan to budget for my remodel?
According to HGTV, Zillow, the National Kitchen and Bath Association, and other leading industry sources, they recommend you budget between 5% to 15% of your home value for a complete kitchen or primary bathroom remodel. The range in cost varies based on the size of your space and the quality of your finishes. For example; you could choose a high-end kitchen appliance package that could cost $10K, $15K, $25K or more. Just as you could select a soaker bathtub for your bathroom remodel that could cost $500 or $5,000, or somewhere in between. However, since you receive our best pricing or available discounts without any markup in price on all of your project finishes, our supplier showroom consultants will recommend what's right for you, your style and budget.
Do you provide drawings and help with selecting my finishes?
Yes, our experienced and knowledgeable supplier consultants and designers at ProSource and Ferguson will provide their expert guidance with selecting beautiful finishes of products, materials, style and colors for your remodel. And depending on your project scope, they'll create detailed 3D and 2D design drawings, which can help bring your new space to stunning visual life. With their multi-billion dollar buying power, they can save our clients the most money on their finishes compared to other suppliers. While you can purchase your project finishes elsewhere, both ProSource and Ferguson will match or beat anyone on pricing for products and materials they carry. And you'll order your finishes and pay our suppliers directly with our best pricing and full transparency.
Who are your general contractors and installers?
We find our skilled contractors and installers through our quality suppliers at ProSource and Ferguson. Our general contractors are licensed and insured with many years of experience. Because our contractors come from our network of trusted suppliers, you can be assured they are committed to providing you with outstanding service and exceptional results for your remodel project.
Who manages my project construction schedule?
Your remodel project will be managed by our general contractor assigned to your project. They will provide daily and weekly scheduling of demolition, construction, installation, supervision, inspections and more. Of course, they will also coordinate with ProSource and Ferguson for deliveries of all your finishes.
How long will my remodel project take to complete?
Every remodel timeline varies, depending on the size and scope of the project, along with the property type and access. Our skilled contractors have every incentive to complete your project as quickly as possible with the quality and attention to detail you expect, as they are not fully paid until the completion of your project. However, if all your finishes are on-site or ready for delivery, most kitchen and bathroom remodels take between 6 to 8 weeks from demolition to completion, excluding any structural work or unforeseen delays beyond the control of the contractor. And sometimes they're able to complete projects in as little as 4 weeks if all goes according to plan and the countertop installation.
Are your services right for my remodel needs?
Our luxury design and remodel services are intended for full remodels of kitchens and bathrooms where most all finishes are replaced. If your project includes moving structural walls or mechanicals (HVAC, plumbing, electrical), we may need to visit your home before providing a quote.
Will you match or beat any remodel bid by another contractor?
Yes, we will do our best to match or beat any written remodel quote you receive from another reputable and licensed general contractor that offers the exact same quality and scope of work for your project.
How do I pay for my remodel project?
As for our remodel proposal, your first payment will be invoiced via email, where you can securely pay online. We accept payments from all major credit cards, Apple Pay, and ACH bank transfers (checking or savings). And we do not add any processing fees. Once your project demolition begins, all milestone project payments are paid by you (by check) directly to the on-site general contractor. For your finishes, you would pay our suppliers at ProSource and Ferguson directly, who also accept all major credit cards, ACH and check payments.
